High-leverage season

Fall

The work that pays off most before the long rain arrives. Gutters, downspouts, and dryer vents first.

Outside

Clear gutters and downspout outlets of leaves and needles
Extend downspouts several metres away from the foundation
Confirm soil slopes away from foundation walls
Note heavy moss on north slopes, valleys, and against walls
Confirm dryer exterior flap opens freely when the dryer runs
Clear debris from window wells and check they drain

Under and inside

Look at crawl soil for standing damp and bare earth
Note musty air on the first floor after rain weeks
Confirm bathroom fans terminate outdoors, not into attics or crawls
Measure humidity in problem rooms if smells persist
Check that crawl vapor barrier (if present) is continuous and not shredded
