Grading, downspouts, and window wells — the cheap work that keeps water off your foundation.

Most wet-basement stories on the coast start outside. Gutters that overflow, downspouts that dump at the footing, and soil that slopes toward the house are high-leverage fixes.

Clear gutters before the fall rains. Extend downspouts several metres away from the foundation. Check that window wells drain and are not full of debris.

A splash block alone is often not enough under heavy rain. Locked or rigid extensions that stay in place through winter storms do more work.

If water still enters after outdoor drainage is correct, then interior or foundation work becomes a more honest conversation.
